Homework #1 - Due September 4
Building off the bid-rent model we
discussed in class, pick a location and discuss the outside factors that
affect the locations rent/value. What are the nearby influences that
cause peaks and valleys in the bid-rent surface around your site? Is
the gradient steep or flat near your site? Make sure you discuss at
least five factors.
Your discussion should be typewritten with proper attention to good
writing conventions. You should be able to adequately address the
relevant issues in a single page.

Data Spreadsheet
Using the data on the
"Matched Pairs Example" tab on the
RE614_Sales_Comparison_Data spreadsheet, use the matched-pairs method to
estimate the effect age has on the sale price of a home. Assume that
all other characteristics are matched, so that only the features shown on
this tab differ from property to property. Recognize that small
differences in size generally have no impact on value (a 1,000 sf home is
not less valuable than a 1,020 sf home), and that a year or two difference
in age also has little effect on value. Thus, you should focus on
similarly-sized homes that have substantial differences in age when applying
the matched pairs technique.
Write up a brief explanation
of your results. Indicate which properties you compared and how you
calculated your estimated age effect. As always, make sure you
assignment reflects well on your professionalism. That means it should
be neat and carefully proofread. Don't just scribble numbers on the
bottom of the page I gave you in class.
